- Active California Architect license
- Minimum 5 years of Architectural experience in the commercial field.

Construction Project Manager
You will be at the forefront of managing and executing our diverse projects. As a BIM Specialist, you will be at the forefront of the architectural and construction sector’s digital transformation. Utilize your expertise in BIM software to create and manage digital models, perform clash detection, and collaborate with project teams. Your proficiency in BIM technologies and workflows will enhance collaboration, coordination, and efficiency throughout the project lifecycle.
- Bachelor’s degree preferred, plus 2 or more years of direct experience in accounting.

Sustainability Consultant
Join our team as a Sustainability Consultant and make a significant impact on the built environment’s environmental performance. Apply your knowledge of green building standards, energy modeling, and sustainable design strategies to optimize building performance. Collaborate with architects, engineers, and clients to integrate sustainable practices into every stage of the design-build process.
- Review plans, scope, and specifications for projects.
- Submit Plans, scope and specs to subs and vendors for preliminary proposals. Request updated proposals after engineering and permitting have been obtained. Procure at least two quotes for each trade.
- Ensure timely delivery of special-order items to the job site based on schedule provided by Project Manager.
- Review active jobs daily to stay ahead of materials needs.
- Review Project Schedules weekly to ensure special order items are procured and delivered prior to installation date.
- Attend weekly production meetings and in office preconstruction meetings.
- Develop Cost Estimates all new projects per the building Specifications and Blueprints.
- Develop Cost Estimates on any additional pricing upgrades and options that the buyers request after the initial build proposal, and put in an internal and external presentation format.
- During the Build Process provide additional pricing for all inquiries from clients – if need be.
- Process all change orders during the Build process.
- Minimum 3-5 years construction experience.

- Estimates all assigned projects, ensuring that take-off’s, labor factors and material pricing is accurate and in compliance with Kinetics’ latest estimating process.
- Calls for special material pricing, equipment quotes, and subcontractor quotes as necessary to support an estimate with current cost information.
- Clarifies with general contractor, architect, owner, or engineer any discrepancies as they relate to the drawings or specifications.
- Reviews proposal specifications and drawings to determine scope of work and required content of estimate.
- Prepares disciplined estimates by calculating complete take-off of scope of work.
- Helps determine general conditions, fabrication costs, crew rates, etc.
- Makes recommendations on value engineering items that could reduce the bid price.
- Prepares final estimate sheets (FEST) and bid forms as required.
- Maintains files of working documents as back-up for estimate figures, including current (accurate) information on pricing from suppliers.
- Reviews design options and recommends best solution based on cost engineering, quality, or availability of materials.
- Participates in pre-construction meetings and relays all pertinent information to the project manager and purchasing. Walks jobsites and attends pre-and post-job reviews.Notify management of subcontractor’s non-compliance with safety, health, and environmental quality standards and OSHA regulations.
- Maintain a safe work environment at all times and take corrective measure immediately when hazards are identified.
- Maintain daily log of activities, manpower, inspections and dumpsters on the jobsite.
- Issue notices of non-compliance to subcontractors regarding quality of work or scheduling.
- Ensure that the job site is always kept in a clean and organized manner.
- Perform job progress and completion punch list identification and completion.
- Enhances organizations reputation by accepting ownership for project milestones and goals.
- Run necessary construction errands including driving to pick up supplies, prints, meeting with the City on occasion.

Construction Estimator
The Estimator will provide costing for multiple construction projects, for multi-family residential, commercial, senior housing, medical, nursing and biopharmaceutical projects. Responsibilities will begin during the estimating process and concluded at project start/hand-off to project management team. Projects will range from $100K to $5M with a possibility of 10-20 running concurrently.
Includes the following (Other duties may be assigned):
- May be responsible for project and cost development, including estimating, bid package preparation, bid solicitation, takeoff, cost estimation with RS Means data, the use of Building Connected Software, site visits, constructability reviews, scheduling, etc.
- Participate in kick-off meetings, progress meetings, preparatory meetings, etc., and review scopes of work, special requirements, schedules, and budgets.
- Utilize construction management systems and methodologies as defined by the company, utilizing Procore, Smoothlink, and standards of the industry.
- Manage a smooth transfer of project to PM to ensure Contractors, Subcontractors, Construction Managers, tradesmen, and administrative staff supporting the project are completely fulfilling all aspects of their responsibilities.
- Ensure that all projects under the position’s direction are administered in compliance with all relevant laws and regulations, including those related to insurance, safety, labor relations, EEOC, etc.
- Travel will be necessary per contract requirements. Must have reliable vehicle.
- Must have reliable cellular phone and is able to take clear photos (reimbursement available)
- Preparing multiple estimates, of varying complexity, simultaneously using RS Means data.
- Reads and understands RFPs, RFQs, Solicitations, plans, specs, drawings, questions, scopes of work and other documents to accurately prepare estimates. Manage addendums, changes, and supplemental information throughout the bidding process.
- Understands means and methods of, and laws and regulations related to, construction and demolition.
- Analyze and compile data to determine costs of labor, material, equipment, subcontractor, supplies, and overhead components of estimates.
- Prepares and reviews take off quantities to determine accuracy of data utilized to prepare estimates.
- Sources and develops relationships with quality subcontractors and suppliers. Coordinate with subcontractors and suppliers to obtain competitive bids and address any scope clarification questions.
- Work with superintendent and project manager to develop preliminary schedules to determine project duration and calculate general conditions.
- Accurately measure and list quantities of materials needed for project completion. Cross-check subcontractor bids against take-off quantities to ensure accuracy and feasibility.
- Draft clear and precise scope of work documents for subcontractors. Define specific tasks, responsibilities, and deliverables
- Identify and procure long lead items early to prevent delays in the project timeline.
- Analyze alternative means and methods to ensure competitiveness of estimates.
- Maintains and analyzes historical records to ensure continued success.
- Project management when required.
Manage multiple projects without having direct supervisory responsibilities.
Requires a Bachelor’s Degree in Construction Management or a minimum of 5 years work experience in estimating/project management or equivalent discipline.
